Your Title Early
What does order your title early mean, and why does it matter?
Quite
simply, your closing will be smoother, your staff will be less stressed,
and your client will be a lot happier and likely will refer more business
to you, which then creates a phenomenal and positive business atmosphere
for all concerned.
That
is for your side, now to look at this concept from our side.
As
I see it the most important process after the contract and the loan
approval is the title information that needs to be accomplished
efficiently and accurately. One of the issues and benefits to advance
ordering is in the event there is a problem with the title, there is
still time to cure that problem or problems. In today’s economic
conditions, with foreclosures and bankruptcy issues on the rise, you will
want as much time as possible in order to get with the lenders and any
other debtors in line and attempt to coordinate, or negotiate a
settlement. Last I heard the lenders do NOT want to own your home and
will be happy to discuss a reasonable settlement offer. The keyword here
is “reasonable” of course.
Some
time ago, in fact the August 31, 2007 issue of “Title Tip” deals with the
title search process and the September 1, 2007 issue deals with the title
examination, therefore I see no need to repeat the work that goes into

particular question come up in meeting with a client all the other
