Dealing
With The Title Company

To
ensure a smooth transaction, we provide the following suggestions when
dealing with the title company:
- If your seller is
able to provide a copy of a prior title policy, please provide this to
the title company when placing your order. This may expedite the
process and could result in savings to your client.
- Most title
companies will send out a seller information letter to help them
expedite the processing of the transaction. This form may request loan
numbers and is used to provide authorization to the title company to
contact the lender on the seller’s behalf and request payoffs on the
seller’s mortgages. Please have your sellers complete and return this
document as soon as possible.
- The title company
will normally require two forms of identification at the closing, and
one must be a photo ID.
- Any funds required
to be brought into closing will need to be in the form of a wire
transfer or cashier’s check. Personal checks and cash are generally
not accepted.
- If your client is
closing on the sale of their home and the purchase of their new home
on the same day, be sure to notify your title company so they may
coordinate funding appropriately.
- Make sure your
seller brings a forwarding address and contact information to the
closing.
- The purchaser must
sign all necessary documents and their funds must be received by the
title company before the title company can pay out to the seller.
